What trends or news items are you keeping an eye on as you look to the future? I think that, depending on what we see, on a positive note, Hudson Yards and that development over the next several years will bring a significant amount of new renters to the waterfront. Specifically, Jersey City, but also Hoboken. So that, we anticipate will have a pretty big impact on that sub-market.
All of those factors will play out over the next several years. Versus some of the suburban markets in New Jersey, where we are still in the fives.
Where in the fives exactly depends on quality, location, access, all of the above. But here is still real activity out there. Although as pricing has gotten more aggressive over the last several years, that buyer pool has been reduced. What themes do you think will be particularly salient for our upcoming New Jersey Apartment Summit? The impact of what has happened with interest rates this year is a big topic.
That will come up, given how big a part of the capital stack debt is today. Plus, who is out there buying? Is it the REITs? Is it the institutional investors, the individuals, or some combination? I also think that redevelopment throughout NJ of existing retail, office space, how much of that is being turned into multi-family, is big right now.
